ABOUT COMMERCIAL SOLAR

Bankable returns on a 25-year industrial asset.

Commercial solar in 2026 is no longer an environmental statement — it's straightforward business arithmetic. A well-sized commercial PV array on a Yorkshire industrial roof returns 25%+ over its lifetime, pays back in 2–4 years after capital allowances, and locks in a known electricity cost for 25-plus years against a wholesale grid market that has tripled in volatility since 2021. The case for installing solar on your factory, warehouse, office or agricultural building is a CFO conversation, not a sustainability one.

What's changed since the early 2010s is the bankability of the numbers. We deliver every commercial quote with a 3D drone-modelled roof survey, PVsyst-grade yield simulation and a 25-year ROI projection a high-street lender will underwrite against. There's no hand-waving — your projected savings, your projected export income, your projected inverter-replacement cost in year 12 are all in the model. If you finance via lease-purchase or a Power Purchase Agreement, the same model proves cashflow-neutral or cashflow-positive from year 1.

Future Power Team is one of Yorkshire's most experienced EPC commercial installers. Since 2019 we've delivered factory, warehouse, agricultural, retail and public-sector installs across Leeds, Sheffield, Hull, York, Manchester and the Pennine corridor — every project designed, surveyed, installed, commissioned and supported by our own Yorkshire team. We carry the relationships with Northern Powergrid, the planning officers, the structural engineers, the half-hour-metering folk so that your operations team only sees the final connection date. Request a free site survey and we'll send a qualified engineer plus a drone — usually within 7 days.

INDICATIVE COMMERCIAL PRICING

Three reference points, every quote bespoke.

Commercial solar pricing is roof-by-roof — system size, mounting type, structural reinforcement, SolarEdge vs string inverter, optional battery storage and DNO upgrade costs all move the number. The tiers below are indicative reference points for a clean industrial roof at standard pitch. Every real quote is delivered with a 3D drone survey, PVsyst-grade yield model and a 25-year ROI projection.

TYPICAL OFFICE
50 kWp
from £34,995

Roughly 120 panels — fits a typical office or small industrial unit. Save around £15,000 per year on electricity at current prices, payback inside 4 years (typically less after capital allowances).

Most popular
TYPICAL WAREHOUSE
100 kWp
from £69,995

Roughly 240 panels — sized for a medium warehouse or factory roof. Save around £30,000 per year, payback 2–3 years after capital-allowances tax relief. Most popular commercial system size.

250 kWp+ BESPOKE
Custom
P.O.E.

Every quote above 100 kWp is tailored — roof size, structural survey, DNO study, SolarEdge vs string-inverter selection, optional battery storage and EV-charging integration. Zero-CapEx PPA available for 500 kWp+.

Indicative pricing is based on a clean industrial roof, south-facing or east-west split, standard pitch, no structural reinforcement, single-phase or three-phase supply with no DNO infrastructure upgrade. All prices ex-VAT (most commercial solar is zero-rated VAT or VAT-recoverable). Capital allowances (Annual Investment Allowance / Full Expensing) typically reduce the net cost by ~20%.

WHY FUTURE POWER TEAM FOR COMMERCIAL

Four reasons businesses choose us for solar EPC.

We've delivered 900+ Yorkshire solar installs since 2019. The commercial side benefits from the same in-house team, same Yorkshire-supply-chain advantages and the same long-term relationships — applied to bigger roofs, bigger systems and bigger ROI models.

01

In-house EPC delivery — single point of accountability

We're an Engineering, Procurement & Construction (EPC) commercial installer. Design, structural calculations, electrical engineering, scaffolding, panel mounting, DNO G99 paperwork and commissioning are all delivered by our Yorkshire team. No bouncing between sub-contractors when something needs to be solved. One quote, one warranty, one team.

02

3D drone-modelled designs + bankable-grade ROI

Every commercial quote starts with a drone survey of your roof. We rebuild your site in 3D, simulate panel layout against shading and pitch in industry-standard PVsyst/Aurora software, and deliver a bankable-grade yield forecast a finance partner will lend against. No hand-waving — your ROI projection is verified maths.

03

Zero-CapEx PPA + lease-purchase options

Don't want to tie up working capital on a 25-year asset? We offer zero-CapEx Power Purchase Agreements (PPAs) — a third-party owns the system, you buy the electricity at below grid rates with no upfront cost. Lease-purchase agreements can be modelled cashflow-neutral, with full ownership in 5–7 years. Read our funding guide for the full mechanics.

04

Planning, DNO + half-hour HH metering handled

Commercial solar sits at the intersection of planning permission, DNO G99 approval, Class V permitted development, business rates re-assessment and (for 500 kW+ exporters) half-hourly metering. We carry every conversation — Council, Northern Powergrid, your electricity supplier — so your team only sees the final connection date.

WHERE COMMERCIAL SOLAR FITS

Six commercial verticals we install across.

The brief is always the same — turn an underused roof into an asset that pays for itself in 2–4 years and keeps paying for 25 more. The shape of the project varies by sector. Here's how solar maps onto the six commercial verticals we install across most often in Yorkshire.

FACTORIES & WAREHOUSES

Industrial roofs are made for solar

Large, low-pitch industrial rooftops are the textbook commercial solar site — big surface area, heavy daytime load from machinery and lighting, and electricity bills that justify a 250 kWp+ system. Factories and warehouses regularly hit 60–90% self-consumption with a well-sized PV array.

See factories & warehouses →
FARMS & AGRICULTURE

Barn roofs + grain dryers + dairy parlours

Agricultural buildings — barns, grain stores, dairy parlours, packing sheds — have the same large-roof profile as warehouses with daytime load profiles (irrigation, ventilation, refrigeration) that match solar generation. We also handle planning permission for ground-mounted arrays where roof space isn't viable.

See farms & agriculture →
OFFICES & RETAIL

Lower business rates + stronger CSR

Office and retail rooftops typically support 30–80 kWp systems — enough to cover most daytime lighting, HVAC and IT load. Often the bigger win is ESG: a measurable Scope 2 carbon reduction that anchors your annual sustainability report and improves your standing with eco-conscious clients and investors.

HOSPITALITY

Hotels, restaurants + leisure

Hospitality sites run 24/7 lighting, kitchens, laundry and HVAC. Solar offsets daytime load, battery storage handles evening peak, and modern hotels use the install as a guest-facing sustainability story. Many hospitality clients combine solar with smart export and EV chargers for guest parking.

SCHOOLS, GP SURGERIES + PUBLIC SECTOR

UKSPF and public-sector grant routes

Schools, GP surgeries, council buildings and other public-sector estates have access to UK Shared Prosperity Fund (UKSPF), Public Sector Decarbonisation Scheme and regional carbon-reduction grants. We've helped multiple estates apply — happy to advise on which scheme fits.

See funding options →
FLEET + EV CHARGING

Solar-powered EV charging for company fleets

As businesses electrify vans, cars and forklifts, on-site solar combined with workplace EV chargers turns your roof into the energy source for your fleet. We design solar-plus-EV-charging systems that match daytime fleet-charging windows for maximum self-consumption.

YORKSHIRE-WIDE COMMERCIAL EPC

Commercial solar across Yorkshire and the Pennine corridor.

A typical Yorkshire commercial install runs 4 to 10 weeks from initial site visit to first generated kWh. That includes the drone survey, structural sign-off, design iteration, DNO G99 application, scaffolding, panel mounting, inverter and metering install, commissioning and customer training. For sites that operate continuously — manufacturing lines, dairy parlours, 24/7 logistics — we phase the works around shift patterns so the only operational impact is a single scheduled grid changeover outside business hours.

Commercial solar in Yorkshire works well because the climate is more solar-favourable than commonly assumed: a south-facing, low-pitch roof at our latitude generates roughly 950 kWh per kWp per year — within 5% of the Lake District and well above the Scottish Borders. Combine that with the high daytime self-consumption profile of most commercial operations (machinery, lighting, refrigeration, HVAC run during generation hours), and the maths is consistently strong across the region.

We also offer residential solar for homes right next to your commercial premises — many of our commercial customers go on to install solar at home once they've seen the numbers stack up on their factory roof. Our team is happy to scope both, often using the same site visit.

Request a tailored quote
How much do commercial solar panels cost in the UK? +
Indicative pricing: 50 kWp from £34,995 (typical office), 100 kWp from £69,995 (typical warehouse), 250 kWp+ bespoke pricing. Per-kWp installed cost varies with roof access, mounting type and inverter selection — expect roughly £700–£900/kWp on a clean industrial roof, more if scaffold, structural reinforcement or SolarEdge optimisation per module is required. Every quote is bankable-grade — we deliver a 3D drone-modelled design plus a 25-year yield + ROI projection your finance partner will lend against.
What's the typical payback period and ROI for commercial solar? +
Typical payback is 2–4 years on a well-sized commercial system, with system lifetime ROI exceeding 25% (often 30%+ when the Annual Investment Allowance is factored in). Payback depends on three things: your daytime electricity consumption (high self-consumption = faster payback), your grid import price (the more you pay per kWh, the bigger the saving) and whether you finance with cash, lease-purchase or a PPA. We model all three scenarios in every quote.
Are commercial solar panels tax deductible? What about capital allowances? +
Yes — most commercial solar PV systems qualify for the Annual Investment Allowance (AIA), allowing 100% of the installation cost to be deducted from taxable profits in the year of purchase. For larger systems above the AIA cap, the Full Expensing regime (announced 2023, permanent from 2026) allows continued 100% first-year deduction. We work with your accountant to confirm which allowances apply. See our capital-allowances guide for the full breakdown.
Can my business install solar with zero upfront cost? +
Yes — two routes. A Power Purchase Agreement (PPA) means a third party owns the system on your roof; you buy the electricity it generates at below grid rates, typically on a 10–25-year contract. No CapEx, no maintenance responsibility. A lease-purchase agreement spreads the system cost over 5–10 years and can be modelled cashflow-neutral so the annual saving covers the annual lease payment. We arrange both — most popular on systems above 100 kWp where the absolute capital is large.
Does commercial solar need planning permission? +
Most rooftop commercial solar falls under Class J permitted development (England) — no full planning application needed if the panels sit below the roof ridgeline, do not project more than 200mm from the roof slope and the building is not listed. Ground-mounted arrays, panels on listed or curtilage buildings, and arrays in conservation areas usually need full planning. We handle the application either way. DNO G99 approval (electrical-side grid connection) is required for every commercial system regardless of planning route — and we handle that as standard.
How disruptive is a commercial solar installation to my business operations? +
Most commercial solar installs are completed within 1–3 weeks, depending on system size. Roof works (scaffolding, mounting, panel placement) happen outside the building shell with no impact on operations. Internal works (inverter mounting, electrical connections) take 1–3 days and we schedule disruption-sensitive tasks (the final grid changeover, requiring a short site shutdown) outside normal operating hours by default. Our 900+ Yorkshire installs include factories that run 24/7 — we work to your operational constraints.
Can I sell excess solar electricity back to the grid? +
Yes — through the Smart Export Guarantee (SEG), all licensed electricity suppliers must offer commercial exporters a tariff for surplus PV generation. Rates vary by supplier (typically 5–15p/kWh, sometimes more on dynamic tariffs). For systems above 30 kW you may also access the Triad / Capacity Market for additional grid services payments. We size systems to maximise self-consumption (cheapest electricity is the kWh you don't import) and export the rest profitably.
Do commercial solar systems need maintenance? +
Very little. The only required maintenance is an annual inspection — checking string isolators, panel-level performance, inverter logs, weather seals and structural mounting. Cleaning is rarely needed (UK rainfall handles it) except on dusty, coastal or heavily industrial sites. We offer ongoing operations & maintenance (O&M) contracts for sites that want fixed monthly fee + 24-hour fault response — covers everything from quarterly remote monitoring to inverter replacement after 10–15 years. See our O&M page for the full breakdown.
What size solar system does my business need? +
Three factors decide system size: (1) your annual electricity consumption and load profile (we'll need 12 months of HH data or recent bills); (2) your available roof area, orientation and shading; (3) your capital constraint and target payback. As rules of thumb: a typical office is 30–60 kWp, a warehouse 100–250 kWp, a factory 250–500 kWp, an agricultural barn 50–200 kWp. We model every system against your actual consumption to size for maximum self-consumption — the cheapest kWh is the one you generate and use directly. See our sizing guide for worked examples.
Who is responsible for the inverter when it needs replacing after 10–15 years? +
Inverters typically last 10–15 years vs the 25–30 year lifetime of the panels themselves — inverter replacement is the one mid-life cost factored into every quote we issue. Our standard system warranty includes the inverter for 10 years (some manufacturers offer 12-year warranties on commercial-grade hardware). After warranty, replacement is a 1-day job that's typically 10–15% of the original system cost. Our O&M contracts include scheduled inverter replacement in the lifetime cost so there's no surprise CapEx event.
